A Step-by-Step First Time Seller's Guide

Putting your home on the market can be a stressful process, especially when you don’t know what to expect. Fortunately, with the help of an experienced agent and this easy to follow guide, you can smoothly complete the process. Following these steps will help you prepare so you can get organized and sell your home for the best price possible.​​​​​​​

Step 1: Set Goals

Thinking of selling your home? How exciting! But where do you start? First step is to set goals. Some questions you'll want to think about are - When is a good time to list? If we sell, where will we go? And a very important question.... How much should we list for? Which brings me to my next step, finding an agent.

Step 2: Find an Agent

Start interviewing and selecting an agent. This is a very important part of the home selling journey. Pick the right agent and you'll likely get a better sales price for your house! An agent should be able to inform you of the current market status (i.e. is it currently a buyers or sellers market), walk your home and advise on improvements to get the best price, and how to price your home for based on a Comparative Market Analysis Report (what other homes have sold for in the area recently). Step 3: Prepare Your Home

The preparation process is bitter sweet! It's a lot of work, but it's worth it in the end. Homes that are clean, clutter-free, and well maintained sell faster and for a higher price than those that aren't. Some examples of how to prepare your home for sale are to declutter, clean the interior and exterior, paint if necessary, declutter some more, and make any necessary repairs.

Step 4: List Your Home

After you've set goals, found and agent, and prepared your home it's time to list! Make sure you speak with your agent about the marketing initiatives they have for your property. It is extremely important it is listed well to receive the most attraction. High quality, beautiful photos and an amazing home description are a MUST. I believe these key factors help to bringing buyers in the door. Other great marketing initiatives include videos, virtual tours, social media campaigns, and open houses. Make sure you and your agent are on the same page with marketing the home. This is an extremely important aspect to promoting your house.

Step 5: Sell Your Home

Once offers are submitted, your agent can help explain the different offers to you and advise on how to proceed. If needed, your agent will help you create a strategic counteroffer to the buyer's offer, factoring in not only money, but contingencies, etc. One you've accepted an offer, you're in contract! Most purchase agreements are contingent on a home inspection (plus an appraisal, which will be managed by the buyer's lender). This gives the buyer the ability to inspect the home and request any necessary repairs. After that is complete, it's time to close! Closing is the last step in the home selling process. This is where you sign the final paperwork, make this whole thing official, and collect the funds.
